284. Buy land in Ludhiana by way of Power of Attorney

Q: Dear Sir, I am an Indian Citizen living here in Canada and want to buy a land (non-agricultural land) in Ludhiana. Can I buy it without going there, I have my relatives living over there who can execute the papers on my behalf. Please guide me. Arvind A. What you need to do is to send a power of attorney to your relative who will act on your behalf. Those who send power of attorney from abroad to India must get the document attested by the Indian Consulate in their area. Contact the Indian consulate in your area of residence in Canada. They have offices in Ottawa, Toronto and Vancouver. To get a power of attorney attested at the Indian consulate the following documentation is required: 1. Original copy of the power of attorney as well as one copy of it. 2. Your passport supported by valid visa or any other immigration document with a photocopy 3. Two copies of photographs of yourself. (Always take an extra one) 4. Applicable fee for getting property related document attested is currently Canadian $32. Fees are payable to Consulate General of India, Toronto by Bank draft/Money Order/Certified Cheque. I don't think they accept cash so go prepared. You can take the documents in person and sign in the presence of consular officer. Documents are normally attested and given back to you the same day. When making POA take care that you authorize only what you want done. There are some tips on drafting out power of attorney provided HERE
