Q.1045 Requirement of PAN & Aadhaar Card when inheriting property
Question: Dear Sir
I am a UK citizen, I would like to know if PAN and Aadhar card are mandatory to inherit property from parents.
My understanding is that the person doing the transaction (i.e. Parents) would require the ID PAN and Aadhar but not the
recipient - is this correct?

Answer: Your understanding is not correct. Inheritance comes into play after a property owner passes away & his/her
legal heirs inherit the property. Generally a will is used to pass on property to others.
Inherit means: receive (money, property, or a title) as an heir at the death of the previous holder. So going by your logic, if
a person (parent) who passed away and did not have a PAN & Aadhaar, then no one could inherit their property. As you
can see this does not make sense.
Perhaps you have confused inherit with gift. Parents can give ownership of their property during their lifetime to their
children by way of gift. PAN & Aadhaar in such a case would be required for both parties.
